As a native of Campbell, and a realtor working in the Campbell area, I’ve explored every inch of this lovely city. I honestly believe it’s one of the best communities in California and an ideal location in Silicon Valley for your real estate purchase.


This small town is a hit with families, dog lovers, and anyone who wants to play, shop, and get involved in their community.

Here are some facts about Campbell’s population… 

  • Population is 42,584
  • About half of Campbell residents are families
  • The median age of the Campbell resident is 38
  • The median home price is $1.1 million
  • The median income is $101K
  • The average commute time to major employers in the Silicon Valley (e.g., Apple, eBay, and Google) is 22 minutes
  • Campbell encompasses 6.5 square miles

And here are the highlights of how to have fun in Campbell…

  • Spend time in the bustling downtown with Sunday farmers’ markets, First Friday events, art walks, and wine walks
  • Get active and involved at the Campbell Community Center, which is home to a padded, Campbell Community Centerall-weather track, tennis and handball courts, community pool, and banquet halls and gymnasiums
  • Take a spin on the Los Gatos Creek Trail, a 10-mile walking and biking path that runs from Los Gatos to Campbell and ends near San Jose                    
  • Relax at the Pruneyard Shopping Center, where you’ll find a movie theater, dozens of restaurants, and a range of retail, service, and entertainment businesses
  • Bring the kids to one of Campbell’s neighborhood parks, most of which boast play structures. The John D. Morgan Park is a particular favorite with Campbell families.

Popular Residential Neighborhoods

One of the most popular places for Campbell real estate is east of the Pruneyard in the Dry Creek / Willow Glen area. In my experience, once families move in to this section of Campbell, they never want to leave. In an area with about 800 homes, only about 3 are typically for sale at any given time. That’s why if a property becomes available here, I jump on it for my clients!                     

Another favorite of buyers is right downtown. When you choose a property here, you’re just steps from shopping, dining, special events, and entertainment. The downtown area includes a five-block radius, and for those who like the freedom that comes with a walkable city, the downtown area is a perfect option.

A third sought-after location is west of Winchester Avenue. Although the schools in Campbell are considered quite good, if you live in the blocks west of Winchester, your children can attend the Moreland School District, where the schools are renowned for their high quality. Many families start their search west of Winchester Avenue for this reason.

Campbell Real Estate Home Styles                                       

Ranch homes and bungalows are common throughout the city. But by far the most popular type of architecture in Campbell is the Craftsman style. Many folks who renovate choose Craftsman for their new look.  

What’s in Store for Campbell?

Campbell is only getting better. In fact, our mayor, Evan Low, is one of the youngest Asian American mayors in the country, and he’s injected new life into Campbell. Under his direction, the city is continuing to build on its reputation as a great place to live.

Future plans include…

  • The East Campbell Avenue Master Plan. The idea is to tie historic downtown Campbell to the Pruneyard office and shopping center. This will create a more connected, attractive, and functional corridor.
  • The Winchester Boulevard Master Plan. A segment of Winchester Boulevard will be transformed into a vibrant mixed-use, pedestrian-oriented street, lined with ground-level businesses with residential spaces or offices above. This will provide a physical and visual connection to downtown and Campbell Avenue, as well as help increase central Campbell’s walkability and livability by providing increased housing and shopping.
